Overall Progress: The project is 66% complete overall, and the main structure is fully finished:


Structure & Masonry: The steel structure and concrete have been fully topped out.1.Masonry work is complete on Levels 1-8 and is advancing in an orderly manner onLevels 9-14.


Specialty Construction: Curtain wall and glass installation are progressing concurrently.Fire protection risers are installed up to the roof level. MEP, plumbing, and sprinklersystems are under full construction. Fireproof coating application is complete from Level3 to the roof. Elevator installation has commenced.


Safety & Management: The site operates under fully enclosed, standardizedmanagement. Dual construction hoists service all levels up to the roof. On-site materialreserves are sufficient, and construction is advancing in an orderly manner.

Jan 2026

The project is 57% complete overall. The main structure has been fully finished.


Structure & Framing: Concrete pouring for the roof and mechanical floors is complete.1.Masonry work is finished for Levels 1-5 and is advancing on Levels 6-10. Interior framingon Levels 1-12 is proceeding in an orderly manner.


Specialty Construction: Curtain wall mullions are installed up to Level 12, and glassinstallation is complete up to Level 8. Sprinkler risers are in place on Level 14, electricalrisers are installed from the basement to Level 11, and fireproof coating is finished onLevels 3-11.


Safety & Management: The site operates under fully enclosed, standardizedmanagement. Dual construction hoists now service all levels up to the roof, ensuringorderly progress.

Dec 2025

The project is 52% complete overall. The topping-out ceremony has been held, and work isprogressing steadily:


Structural Work: The main structure is complete. Block wall construction is finished forLevels 1-5. Interior framing on Levels 6-7 and Levels 1-12 is advancing in an orderly manner.


Specialty Construction: Curtain wall mullion installation is complete for Levels 1-10, withglass installation now in progress. Plumbing and electrical riser work is underwayconcurrently from the basement to Level 7 and to Level 11, respectively. Fireproof coatingapplication is nearly complete on Levels 3-10. Exterior wall framing is in progress on Levels1-11.


Safety Management: The site operates under fully enclosed, standardized managementwith all necessary protective facilities in place. Dual construction elevators are servicing up toLevel 13. On-site material reserves are sufficient.

Nov 2025

The project construction is progressing steadily, and the main structure has completedkey node construction:


Structural Progress: Structural steel installation has reached Level 12. Floor slabs andstair towers through Level 11 are in place; concrete slab pours are complete through Level 9.
 

Interior Construction: Curtain wall and piping installation are in progress on Levels 1-4;exterior wall framing is underway on Levels 2-8; rough-in of MEP systems from thebasement to the Level 6 is advancing concurrently. On-site material reserves are sufficient tosupport ongoing work.
 

Safety and Management: The site is operating under fully enclosed, standardizedmanagement. All safety protection measures are in place, and the dual constructionelevators are now servicing up to the Level 9, ensuring construction progress remainsefficient, safe, and well-controlled.

Aug 2024

Union Class-A office building, to be marketed as "Union Center", has the following construction progress as of mid-August:

  • A 19ft-deep section of the main tower’s foundation has been excavated. Due to the landscape of the area, the excavation process is being carried out in phases in order to protect the foundations of the adjacent buildings. The excavation process requires comparative duplication of earthwork lateral support.

  • The pedestrian sidewalk on the Union Street has been completely requisitioned and equipped with a new site access control system to assist construction manpower management.

  • The project obtained a series of building permits in the Q3: such as the installation of combination standpipe and sprinkler systems, and plumbing system for the building, etc. 

  • Engineering and construction activities are expected to be more active in Q3 and Q4.

May 2024

The Union project is presently undergoing foundation work. The project is in the process of recruiting new safety supervisors.

 

Upon the appointment of these supervisors, the New York City Department of Buildings will further review and approve the project's construction credentials, thereby granting clearance for the subsequent phases of construction.

Delivery & Operations: Officially branded as "TERRA," the 17-story luxury residential building has successfully obtained its Temporary Certificate of Occupancy (TCO). Under the stewardship of professional property management, all 122 units are now 100% leased and occupied.

 

Amenities & Finishes: Designed by the award-winning interior design firm Lemay_id, all luxury residences and premium amenities—including the racquetball, basketball, and pickleball courts, a state-of-the-art TechnoGym fitness center, and the panoramic rooftop lounge—are fully open and active for residents.

 

Investor Security: The successful stabilization and robust rental cash flow of the property provide strong security for our EB-5 investors' underlying assets, marking a seamless transition into a mature, income-generating phase.

Aug 2024

Davis Rental Apartments, marketed as the "Terra" apartment, has the following construction progress as of mid-August:

  • The exterior wall construction has been completed, the roofing has been finished, the floor mat and outdoor furniture on the 18th floor public terrace have been installed. 

  • Solar panels and outside AC units have been installed on the rooftop.

  • The construction and decoration of the apartment lobby is substantially completed. 

  • Amazon Hub Locker installation is pending delivery.

  • The two resident elevators have already been installed. All corridors have been substantially constructed. Resident apartments are in the final stages of construction.

  • Utilities are in the process of being connected for each residential units.

  • The construction of amenities has been substantially completed, some equipment and furniture have been put in, waiting for the final assembly and commissioning work;

  • The ground floor retail space will be occupied by a restaurant; the leasing progress of the apartments is going smoothly. It is expected to obtain the first batch of TCO this fall, welcoming the first group of tenants to move in.

Sales gallery is ready.

Electrical, water, pipe and AC units have been installed.​

Fourth floor construction has been completed.
 

Construction of the fifth floor is undergoing.

The project's developer ZD JASPER is aiming to complete construction of one floor per week.

Foundation work has begun

Excavation has nearly completed and crews are in the process of forming the reinforced concrete perimeter walls as the site fills up with a network of steel rebar for the floors, columns, and walls.

 

Based on the pace of progress, Davis project could begin to rise above street level near the end of spring and top out by the end of 2023.
