Metropolitan Park Continues Design Review as Flushing-Willets Point Development Momentum Builds

Metropolitan Park design review for the planned $8 billion mixed-use development next to Citi Field in Queens

The proposed $8 billion Metropolitan Park development near Citi Field returned to New York City’s design review process on August 17, 2026, marking another step in the broader transformation taking place across the Flushing–Willets Point area of Queens.


The New York City Public Design Commission listed the project’s Integrated Resort for preliminary review, covering the planned hotel, gaming, retail and event complex adjacent to Citi Field. The Commission’s official record notes that no votes were taken that day because of a lack of quorum, meaning the meeting represented continued design review rather than a new project approval.


While the Integrated Resort has attracted much of the attention, Metropolitan Park is significantly broader than a gaming project. The approximately $8 billion private investment is planned to transform roughly 50 acres of parking around Citi Field into a year-round destination incorporating 25 acres of public open space, restaurants and retail, a Queens Food Hall, live entertainment, a hotel and major transportation improvements. Plans also call for improvements to the Mets–Willets Point 7 train station and surrounding pedestrian, bicycle and roadway infrastructure.


A Much Larger Transformation Is Already Underway Around Flushing and Willets Point


Metropolitan Park is only one component of the investment reshaping this part of Queens.

Immediately around Willets Point, New York City is separately advancing one of the borough’s largest redevelopment programs. The broader Willets Point Transformation is planned to deliver 2,500 affordable homes, approximately 150,000 square feet of public open space, neighborhood retail, a 250-key hotel, a new public school and Etihad Park, the future home of New York City Football Club. Construction on the first housing phase is already underway, while the soccer stadium is scheduled to become another major sports destination alongside Citi Field and the USTA Billie Jean King National Tennis Center.


Taken together, these projects are creating a much denser concentration of housing, sports, entertainment, hospitality, retail, public space and transportation investment between Willets Point and the established commercial core of Flushing.

That connection is not accidental. New York City’s zoning framework for the Special Willets Point District specifically identifies the area as an opportunity to create a new retail and entertainment destination while strengthening Flushing’s role as a major center of economic, social and cultural activity.


For real estate investors, that makes the Metropolitan Park story more meaningful than a single $8 billion development announcement. It is part of a broader pattern of public and private investment steadily expanding the range of destinations, services and infrastructure available across the Flushing–Willets Point corridor.


Why Flushing-Willets Point Development Matters for New York Real Estate


Flushing already functions as one of Queens’ most active commercial and mixed-use districts, supported by a dense concentration of restaurants, retail, residential development and regional transportation.


What is now occurring west of the established Downtown Flushing core adds another layer to that environment.


New housing at Willets Point can bring additional residents. New sports and entertainment venues can bring visitors throughout the year. Hotels, restaurants and retail can expand the area’s amenity base. Public-space and transportation investments can improve how different parts of the district connect with one another.


No single project guarantees stronger property performance. But when investors evaluate a location, the depth of surrounding economic activity and the continued expansion of amenities and infrastructure are important parts of the long-term market picture.


What This Means for ARCFE Group 17

Metropolitan Park and the Willets Point redevelopment are separate projects and should not be treated as guarantees of value for Group 17. Their relevance is broader: they add new public space, sports and entertainment destinations, hospitality, retail, housing and transportation investment to an already active part of Queens.


For future residents, businesses and investors, that means the surrounding area is not dependent on one development or one type of use. Instead, it is becoming a more complete urban district where residential, commercial, transportation, entertainment and public infrastructure continue to develop alongside one another.

1. Location should be evaluated as an ecosystem, not just an address.

A strong location is shaped by more than proximity to a subway station or commercial street. Investors should also understand where housing, employment, retail, infrastructure and major public or private investments are being concentrated around the asset.


2. Existing amenities and future investment serve different roles.

Flushing already has an established commercial and residential base. Projects such as Willets Point and Metropolitan Park represent additional future investment. The strongest location analysis distinguishes between amenities that exist today and projects that are still being developed.
