A new Queens industrial refinancing adds another example of bank capital reaching an established New York property.

Sitex Group secured a $39.4 million refinancing for 58-80 Borden Avenue in Maspeth, according to Commercial Observer’s October 14 report. Lake Forest Bank & Trust Company provided the loan, and JLL arranged the financing.

What Queens Industrial Refinancing Reveals About Property Demand

The City Record’s 2023 lease notice identified the City of New York as the proposed tenant for an FDNY office, storage, garage and vehicle repair facility. It described a 20-year term beginning after substantial completion of building improvements, with a tenant termination option in year 12.

The historical notice provides context for the property’s intended operating role and the lease terms proposed at the time. For a lender, property use and lease structure are important parts of understanding an asset’s income potential.

The refinancing is a concrete example of a bank committing capital to a Queens property. It adds a useful transaction-level perspective to New York’s real estate financing activity.

EB-5 Investor Insight

For EB-5 investors, a financing headline becomes more useful when it is connected to the property’s actual use, income sources and financing structure.

Location, tenant credit, lease terms and cash flow help explain how an asset can support debt. In an EB-5 offering, those property-level factors can be reviewed alongside repayment priorities and the project’s repayment plan.

ARCFE View

For ARCFE, the value of this transaction lies in the connection between real estate fundamentals and a lender’s willingness to provide financing. The reported Maspeth loan offers a specific example of that relationship.
