Whitestone Lanes in Flushing, Queens, is expected to be redeveloped into multifamily housing following a $45 million transaction.

The $45 million sale of Whitestone Lanes in Flushing, Queens, marks a significant redevelopment move for one of the neighborhood’s long-standing commercial sites. The 48-lane bowling alley, located at 30-05 Whitestone Expressway, has been operated by a multigenerational ownership group and is now being positioned for a major residential redevelopment.


According to Commercial Observer, Urban Realty Partners has joined Mar Mar Realty, the private development arm of the property’s ownership family, to acquire the site. The transaction reflects a structure in which both new development expertise and long-term local ownership remain involved in the next stage of the property’s redevelopment.


The site spans approximately 81,150 square feet and has been rezoned to support more than 406,000 square feet of residential development. A conceptual plan approved in 2024 outlined a nine-story multifamily project with 415 apartments. However, the joint venture’s current development plan has not yet been fully disclosed.


The future project is expected to include affordable housing and may benefit from several New York City development incentives and programs, including Mandatory Inclusionary Housing, Opportunity Zone benefits, and 485-x eligibility. JLL also arranged a $37.06 million financing package for the transaction, further underscoring lender interest in large-scale residential redevelopment opportunities in Queens.

Flushing remains one of Queens’ most active residential submarkets, supported by population density, local business activity, transit access, and long-term housing demand.
