Winspire Development secured $36.2 million in Long Island City construction financing for 41 planned condominiums at 10-56 46th Road, Queens.

Commercial Observer reported on October 21 that BridgeCity Capital provided the loan and Arrow Real Estate Advisors arranged it.

The planned 57,670-gross-square-foot building includes ground-floor retail. The reported completion target is spring 2028.

Long Island City Construction Financing and Completed Sales

The same report said all 42 units at Winspire’s separate Mason LIC development, which debuted in late 2024 at 40-46 24th Street, had sold. That completed sales record concerns Mason LIC, rather than the 41 homes planned at 10-56 46th Road.

From ARCFE’s perspective, a completed local sales record and new construction financing offer concrete points for assessing neighborhood demand and development activity. Our earlier coverage of construction financing for 198 Astoria homes provides another Queens financing example, with a different location and project scale.

EB-5 Investor Insight

For EB-5 investors, use completed comparable sales to assess demand, then compare the target project’s positioning and delivery schedule. This makes a market headline more useful in evaluating a specific development.
