Brookfield in Talks for Stake and Operating Role in $3.5B Hudson Square Portfolio

Brookfield is reportedly in exclusive talks to acquire a stake in Hudson Square Properties, a 13-building office portfolio located in and around Manhattan’s Hudson Square neighborhood.
According to Commercial Observer, the proposed transaction would give Brookfield a 10 percent ownership interest in the portfolio, which is being valued at approximately $3.5 billion. Brookfield would also become the joint venture’s long-term operating partner if the deal is completed.
Hines, which has served as a minority investor and operating partner since 2016, would exit the joint venture under the reported agreement. Hudson Square Properties is primarily owned by Trinity Church Wall Street and Norges Bank Investment Management. The talks are expected to continue over the coming months, and no final closing has yet been announced.
The portfolio includes major office properties such as 555 Greenwich Street, 345 Hudson Street, 75 Varick Street, 375 Hudson Street and 435 Hudson Street. Hudson Square Properties’ official site currently lists 13 buildings across the portfolio, which has been repositioned over time to serve technology, media, advertising and creative-industry tenants.
The reported Brookfield transaction follows a period of active leasing across Hudson Square. Recent deals cited by Commercial Observer include PayPal and Tennr at 345 Hudson Street, Notion at 75 Varick Street and RadicalMedia at 435 Hudson Street. Anthropic has also finalized a major lease at nearby 330 Hudson Street.
Once closely associated with New York’s printing and graphics industries, Hudson Square has evolved into a major hub for technology, media and creative companies.
