Arrow Real Estate Advisors arranged a $13 million Long Island City multifamily refinancing for Talo38, a 32-unit rental property in Dutch Kills. The firm’s October 19 announcement described the building as fully occupied.

NYREJ’s October 27 report confirmed that the CMBS loan closed on August 31, 2026. The property is at 25-11 38th Avenue; this transaction refinanced an existing rental asset.

Rental Use and Capital Participation in Dutch Kills

From ARCFE’s perspective, the reported occupancy and completed refinancing provide evidence of residential use and continued lender participation in an established Long Island City rental property. NYREJ also noted that underwriting accounted for future property-tax costs as tax abatements expire.

Our recent coverage of Long Island City construction financing followed capital supporting new housing. Talo38 adds a financing example from a building already in operation.
