Neighborhood Services and Planned Openings
The tenant mix spans financial services, tea and beauty retail. Commercial Observer reports that Intuit is expected to open in December 2026, while Mollytea is expected in the second quarter of 2027. The report gives no opening date for Tokimo. The commitments span different signing dates and opening schedules.
ARCFE sees the mix as a concrete example of businesses committing to serve LIC’s local market. Our recent coverage of Gravity Fitness’s Flushing retail lease offers another Queens example of service-oriented commercial demand. Both transactions offer a neighborhood-level view of businesses securing space for everyday services.
EB-5 Investor Insight
When reviewing an EB-5 project with commercial space, compare the tenant mix with nearby customer needs and distinguish lease signing from rent commencement. That connects the market narrative with the income assumptions you are reviewing.
