Downtown Flushing is set to welcome another fitness and wellness option.

According to Commercial Observer, Gravity Fitness has signed a long-term, 23,000-square-foot lease at Flushing Plaza, located at 41-61 Kissena Boulevard in Queens.

The gym plans to open in mid-2027. The exact lease term and opening date have not been disclosed.

Gravity Fitness will occupy ground-floor space in the commercial complex owned by Muss Development. Existing tenants include pharmacy, healthcare and other service businesses, adding to the property's community-oriented retail mix.

According to Muss Development's Flushing Plaza property profile, the complex also benefits from proximity to Main Street, the 7 subway line, Long Island Rail Road service and multiple bus routes.

Why Flushing Retail Leasing Matters for New York Real Estate

The significance of this lease extends beyond one fitness operator.

A business is committing substantial space to a service that residents may use regularly, rather than solely relying on occasional visitors or destination shopping.

Fitness facilities, pharmacies, healthcare providers and everyday retail all contribute to a neighborhood's convenience and livability. These amenities can influence residential location choices, particularly in established urban communities.

ARCFE has also followed continued investment in Flushing's commercial development, including financing for additional office and retail space. The developments are independent, but they offer different perspectives on the neighborhood's evolving service and commercial environment.

EB-5 Investor Insight

For EB-5 investors considering residential projects, neighborhood amenities are part of the demand picture.

People evaluate more than the apartment itself. Nearby services, transportation, shopping and recreation can all affect how attractive a location feels to future residents.

A newly signed lease does not establish that a facility is already operating or guarantee higher housing demand, but it provides a useful signal of a business operator's willingness to invest in the community.

ARCFE View

For ARCFE, this transaction is especially relevant because Flushing is one of our core New York markets.

Through iCross Capital's nearly 20 years of local real estate lending experience, we understand the importance of evaluating a residential location alongside its broader neighborhood environment.

The Gravity Fitness lease adds another planned service amenity to Downtown Flushing, complementing the commercial activity and transportation connections already established there.

This is part of the market context relevant to ARCFE Group 17 | 1CPS Tower. The fitness lease and ARCFE Group 17 are separate projects, and one does not establish the future performance of the other.

Still, continued business commitments are a positive sign that companies see opportunities to serve Flushing's residential and commercial community.
