Manhattan Luxury Home Contracts Reach 55 in Early October 2026

Manhattan's luxury residential market opened the fall season with stronger-than-average contract activity.
According to Realtor.com's October 12 report, citing Olshan Realty's weekly luxury market data, 55 contracts were signed for Manhattan homes asking $4 million or more across the two reporting weeks ending October 4 and October 11.
That compares with a 10-year average of 47 contracts for the corresponding early-October period.
The latest week recorded 25 luxury contracts, following 30 contracts in the previous week. The earlier week's figure was also the highest weekly total in nearly four months.
These figures reflect signed purchase contracts, rather than completed closings. Final transaction prices may differ from listing prices.
What Manhattan Luxury Home Contracts Reveal About New York Real Estate
The most encouraging signal is that buyers continue to commit to high-value residential purchases in Manhattan, with early-fall contract activity exceeding its long-term seasonal benchmark.
Luxury home purchases are influenced by location, property quality, lifestyle preferences and pricing. The latest figures show that well-positioned properties can continue attracting buyers even in a market where purchasing decisions remain selective.
This also complements Corcoran's Q3 2026 Manhattan housing report, which recorded a 9% year-over-year increase in completed home sales. The reports measure different periods and transaction stages, but both provide evidence of ongoing buyer participation in Manhattan.
ARCFE has also explored why location and market demand matter in an EB-5 investment, including the importance of understanding actual buyer demand rather than relying solely on projected property values.
EB-5 Investor Insight
For EB-5 investors, luxury contract activity offers another perspective on the depth of New York's residential market.
Buyers signing contracts at substantial price points demonstrate that purchasing demand continues to exist in established Manhattan neighborhoods.
That demand cannot be applied directly to every property or price segment. However, it reinforces the importance of evaluating a residential project's location, target buyers and pricing against observable market activity.
ARCFE View
For ARCFE, the value of this report lies in the real purchasing decisions behind the numbers.
Founded by iCross Capital, a New York City real estate credit institution with nearly 20 years of experience, ARCFE closely follows residential transactions, pricing and market demand.
The strength of a real estate location becomes more meaningful when supported by actual buyers and recurring transaction activity.
Manhattan's above-average early-fall luxury contracts provide another positive market signal, while reinforcing the importance of understanding how different property types and neighborhoods attract buyers.
