Manhattan's residential sales market recorded another quarter of meaningful transaction activity.

According to Corcoran's Q3 2026 Manhattan housing report, 3,625 home sales closed during the third quarter, up 9% year over year. It was the strongest third-quarter closing volume since 2022.

Homes also moved toward contract faster. The average time from listing to contract fell to 90 days, down 13% from a year earlier. The median sale price reached $1.25 million, up 4%, while active listing inventory declined 3%.

However, not every measure of demand increased. Newly signed contracts fell 6% to 2,532 during the quarter, indicating a more selective market despite stronger completed-sales figures.

What Manhattan Home Sales Reveal About New York Real Estate

The combination of higher closed sales and shorter marketing periods offers encouraging evidence that buyers are continuing to complete transactions in Manhattan's residential market.

Limited inventory also matters. Corcoran's full third-quarter market report shows that available listings remain constrained, while well-priced homes continue to attract timely buyer decisions.

These findings complement other New York residential indicators ARCFE has tracked, including buyer competition in Queens. The boroughs are distinct markets, but both highlight the value of studying actual transactions rather than relying solely on price forecasts.

EB-5 Investor Insight

For EB-5 investors, completed home sales provide evidence of real buyer participation.

Residential developments ultimately depend on buyers willing and able to purchase the finished units. Market demand, time to contract and competing inventory are therefore useful indicators when evaluating a project's eventual sales environment.

Positive Manhattan data cannot predict sales in another borough or guarantee the performance of an individual development.

ARCFE View

For ARCFE, the most encouraging signal is that New York's core residential market continues to convert buyer interest into completed transactions.

Founded by iCross Capital, ARCFE brings nearly 20 years of New York real estate lending experience to project evaluation. We consider not only location and design, but also comparable sales, realistic pricing, available inventory and the demand a project may face upon completion.

An active market provides an important foundation. Understanding how an individual project fits that market is equally important.
