Manhattan weekly luxury contracts totaled 36 during October 19–25, 2026. The previous week recorded 28 contracts, so the total rose by eight, or 28.6%.

The Olshan Luxury Market Report tracks contracts for Manhattan homes asking $4 million or more. Realtor.com’s October 26 coverage also highlighted the pickup. These figures measure signed contracts; they do not represent completed closings or final sale prices.

Buyer Commitments Across Several Housing Types

Condominiums led the week, while co-ops and townhouses also attracted buyers. The activity reflects purchase commitments across several housing types. Olshan recorded eight contracts on homes asking at least $10 million, and weekly activity was the strongest since June 1–7, when 36 contracts were also signed.

The report noted that the Upper East Side exceeded Downtown in weekly contract count for the ninth time this year. Our earlier coverage of Manhattan’s 55 luxury contracts over two early-October weeks provides seasonal context; the reporting periods differ.

EB-5 Investor Insight

Signed contracts offer tangible evidence of residential demand. When reviewing EB-5 opportunities, compare recent contracts for similar homes in the project’s own neighborhood, price range and size category to assess its intended buyer base.
